New home sales grind higher than estimate in March after February dip

  • March New Home Sales: +20.7% M/M to K vs. 887K expected and 846K prior (revised from 775K).
  • +66.8% Y/Y.
  • Median sales price was $330.8K, down from $349.4K in February. Average sales price was $397.8K in March vs. $416K in the prior month.
  • The seasonally adjusted estimate of new houses for sale at th end of March was 307K, representing a supply of 3.6 months at the current sales rate.
  • Recall that in February, new home sales fell 18% M/M as severe winter storms swept across Texas.
